What building in Calabasas actually involves
Calabasas housing is mostly newer than the rest of the Valley – largely 1980s through 2000s tract and semi-custom homes, which means drywall rather than plaster, high two-storey entry walls, and builder-grade finishes that are now twenty to forty years old and looking every year of it.
The jobs we do most here are consequences of that: repainting double-height entries and stairwells that need proper scaffolding, replacing the original builder carpet with hardwood or luxury vinyl, and updating kitchens and bathrooms that were specified to a developer's budget rather than an owner's taste.
Much of Calabasas also backs onto open hillside in a Very High Fire Hazard Severity Zone. That shapes what goes on the outside of the house – fencing, vents, anything combustible close to the walls – far more than anything that happens inside it.
Most Calabasas communities are HOA-governed with exterior color and material approval processes. We work from the approved palette and provide the submittal documentation the board asks for.
