Almost every flooring complaint traces back to the same thing: the subfloor. Hollow-sounding tile, laminate that gaps at the seams, hardwood that squeaks underfoot — none of that is the material's fault. It is what happens when a floor is laid over a surface nobody flattened first.

We check flatness across the whole room with a straightedge, grind down the high spots, fill the low ones with self-levelling compound, and only then start laying. On concrete slabs — which is most of LA — we also test for moisture, because a slab that reads high will destroy hardwood from underneath within a year.

Beyond that it is craft: seams staggered so the pattern reads natural rather than repeating, tile layout dry-set first so you do not end up with a sliver cut at the most visible wall, transitions and thresholds made to sit flush instead of being covered with a strip of trim.

How it runs

Our flooring process

  1. 1

    Measure and select

    We measure, calculate material with proper waste allowance, and walk you through options at trade pricing. You will get a per-square-foot installed number, not a vague allowance.

  2. 2

    Prep the subfloor

    Old flooring out, subfloor checked with a straightedge, high spots ground down, low spots filled with self-levelling compound. On slabs we moisture test before committing to wood.

  3. 3

    Dry layout

    We set the layout out dry first and walk it with you, so the cuts land where they are least visible and the pattern runs the direction you want.

  4. 4

    Install and finish

    Flooring laid, transitions fitted, baseboards and quarter round reinstalled, everything vacuumed. Tile gets grouted and sealed after the mortar has cured properly.

They pulled up a corner of the carpet before quoting and found the original oak underneath. Refinishing it cost half what new flooring would have, and they told me that themselves. Who does that?

Installed, including subfloor prep: laminate and luxury vinyl from $5.75 per square foot, engineered and solid hardwood from $11.50, and tile from $14.00. For a 1,000 sq ft area that is roughly $5,700 for vinyl, $11,500 for hardwood, and $14,000 for tile.

Sometimes, and we will tell you honestly. Laminate and vinyl can float over sound, flat tile. Anything cracked, hollow, uneven or moisture-affected has to come out — laying over a bad floor just transfers every one of its problems into your new one.

Hardwood adds resale value, can be refinished several times and feels better underfoot. Luxury vinyl is fully waterproof, costs half as much and handles pets, kids and LA humidity swings without moving. For kitchens, bathrooms and rentals we usually recommend vinyl. For living areas and bedrooms in a home you are keeping, hardwood.

Yes, standard furniture is included. Pianos, safes, oversized aquariums and anything similar we will flag in the quote and arrange separately rather than surprise you on install day.

Laminate and vinyl are walkable immediately. Nail-down hardwood the same day. Tile needs 24 hours before foot traffic and 48–72 hours before heavy furniture goes back, because the mortar underneath is still curing even though the surface feels hard.
