Painting, drywall and remodeling in Redondo Beach
Painting and flooring for Redondo's two-on-a-lot townhomes, Golden Hills houses and North Redondo tracts.
What building in Redondo Beach actually involves
Redondo Beach divides into North and South, with the line usually drawn around 190th Street. North Redondo is the inland half – post-war tract neighborhoods such as El Nido and the Villas, plus Golden Hills, where many narrow two-storey houses use a reverse plan with the living space upstairs. South Redondo sits nearer the pier and the water, with the Avenues and the streets around Riviera Village.
What sets Redondo apart is how many single lots now carry two or three homes. Across North Redondo, older houses have been replaced by detached or attached townhomes sharing one driveway. They are newer buildings, but they age alongside the unit next door, and that shared driveway decides where the dumpster, the ladders and the delivery truck can go.
Two-on-a-lot and three-on-a-lot homes are often legally condominiums, so the other owner on the lot, or the CC&Rs that bind you both, may have a say in exterior color and shared surfaces. We ask for the CC&Rs at the walkthrough instead of finding out after the first coat.
All services
Everything we do in Redondo Beach
Eight services under one contract, so a job that touches three of them still runs on one schedule.
Interior Painting
Reverse-plan houses in Golden Hills put the main rooms upstairs, with a tall wall over the stair. That wall is painted from a stair platform, and the upstairs floors are protected first because every material passes through them.
from $3.25 / sq ft
Exterior Painting
South Redondo homes near the pier and harbor get salt air on railings, light fixtures and west walls, so metal is treated before priming. On shared-lot townhomes, colors are matched to whatever the CC&Rs allow, with the reference written on the estimate.
from $2.75 / sq ft
Drywall & Plastering
From a doorknob hole to hanging and finishing a whole addition – hung, taped, three-coat finished, textured to match, and left ready for paint.
from $275
Flat Roof Coating
Where a townhome has a flat roof or a roof deck, drains and the deck-door threshold are detailed before anything is coated, since that is where water tends to get in. The coating is chosen for whether people will walk on it.
from $4.25 / sq ft
Bathroom Remodel
Full bathroom remodels under one contract – demolition, plumbing, electrical, waterproofing, tile, vanity and glass – with a flood-tested shower and a schedule you can plan around.
from $15,000
Kitchen Remodel
Full kitchen remodels under one contract – demolition, plumbing, electrical, cabinetry, countertops, backsplash and appliances – with cabinets ordered before demo so the room is never sitting gutted.
from $32,000
Flooring
In two-storey townhomes the stairs are usually the most worn surface in the house. Treads and nosings are priced as their own item, and upper floors get an underlayment that cuts footfall noise for the rooms below.
from $5.75 / sq ft
Fencing
On subdivided lots, a side fence often marks the line between two owners. We confirm the line and how the cost is shared before a post goes in, and use hardware rated for coastal air on the western side of town.
from $45 / linear ft
