Painting, drywall and remodeling in Rancho Palos Verdes
Drywall, painting and remodels for Rancho Palos Verdes hillside homes, starting with where the ground moves.
What building in Rancho Palos Verdes actually involves
Rancho Palos Verdes incorporated in 1973 and runs along the ocean side of the peninsula, from the bluffs south of Palos Verdes Estates round to Eastview on the San Pedro edge. What sets it apart for any contractor is the ground: the Portuguese Bend landslide complex has been moving for a very long time, and movement sped up sharply in 2023. In 2025 the city permanently prohibited new homes and additions inside the landslide area, while still allowing owners to repair, restore and replace most of what exists within its current footprint. Pools are the exception – the city does not allow them to be repaired, replaced or restored inside the landslide area, and the same goes for new garages and larger outbuildings.
That shapes how we quote here. A crack in drywall or stucco on a house that sits on moving ground is not the same job as one caused by ordinary settling, and patching it as if it were just brings it back. Before quoting any address near the slide we check it against the city's landslide boundaries and ask what sign-off the city needs for the work.
Most of the city is well away from Portuguese Bend, on hillside streets where the paperwork is ordinary. On the east side, Miraleste is a special case: it falls under the same Palos Verdes Homes Association deed restrictions and Art Jury review as Palos Verdes Estates, so an exterior repaint there needs association approval that the rest of the city does not.
We check every address against the city's landslide boundaries before quoting, and in Miraleste we also check for Art Jury requirements. Two houses a mile apart in this city can have completely different paperwork.
All services
Everything we do in Rancho Palos Verdes
Eight services under one contract, so a job that touches three of them still runs on one schedule.
Interior Painting
View walls of glass mean strong, low afternoon light across large rooms, which shows every patch and roller mark. Repaired areas are primed and blended so they disappear under the finish coat.
from $3.25 / sq ft
Exterior Painting
Stucco on hillside houses shows movement as hairline cracking long before anything else. Those cracks are opened and filled with an elastomeric patch before painting, so the new coat does not simply trace them.
from $2.75 / sq ft
Drywall & Plastering
Cracks are read before they are filled: diagonal ones from door and window corners, doors that have started to bind, gaps at the ceiling line. Where the house is still moving we tape and float with methods that allow some flex, and say so on the estimate instead of promising a crack will never return.
from $275
Flat Roof Coating
Seamless elastomeric coatings that stop leaks at the seams, cut the heat coming through your ceiling, and add years to the roof you already have – for a fraction of a tear-off.
from $4.25 / sq ft
Bathroom Remodel
On sloping ground, water in the soil is the last thing a house needs. With the walls open we pressure-test the supply lines and replace any section that fails, and every shower gets a full waterproof membrane and a flood test before tile goes down.
from $15,000
Kitchen Remodel
Full kitchen remodels under one contract – demolition, plumbing, electrical, cabinetry, countertops, backsplash and appliances – with cabinets ordered before demo so the room is never sitting gutted.
from $32,000
Flooring
Floors in hillside homes are rarely dead level. We measure the subfloor before choosing the product; where there is a slope or ongoing movement, a floating floor copes better than glue-down tile that cracks along the first shift.
from $5.75 / sq ft
Fencing
New wood and vinyl fencing, repairs to leaning and rotted sections, and staining or painting that actually survives an LA summer.
from $45 / linear ft

FAQ
Working with us in Rancho Palos Verdes
If yours is not here, call us. We would rather answer it before you book than after.
Often, yes. The 2025 ordinance bans new homes and additions in the landslide area but still lets owners repair, restore and replace most existing development within its footprint – which is where painting, drywall repair and bathroom work usually sit. Pools are carved out: inside the landslide area the city does not permit repairing, replacing or restoring one, and new garages and larger outbuildings are out as well. Some projects need a city sign-off first, so we confirm with the city what your specific job requires before we quote it.
