Painting, drywall and remodeling in Lomita
Flooring, bathrooms and painting for Lomita's post-war houses, duplexes and mobile homes.
What building in Lomita actually involves
Lomita is a small, flat city of under two square miles between Torrance, Harbor City and the foot of the Palos Verdes hills. It incorporated in 1964, partly to stop annexation by its neighbors and partly to keep out high-rise apartments, and the housing still reflects that: modest single-family houses, duplexes and low apartment buildings, most built between the 1950s and the 1970s.
The land was farmland before it was suburb – Lomita once billed itself as the celery capital of the world – and the houses that replaced the fields were built to be practical rather than grand. The typical project follows from that: flooring that stands up to a family or a tenant, a bathroom untouched since the house was new, and fresh paint between occupants.
Lomita also has several mobile home parks, and work inside a park is permitted and supervised differently from work on a house, which is worth knowing before anyone quotes it.
Lomita now provides its own building and safety services – plan check, permits and inspections – after contracting them to Los Angeles County, and the county's records for the city have been transferred to City Hall. Permit history for an older project is now with the city.

Everything we do in Lomita
Eight services under one contract, so a job that touches three of them still runs on one schedule.
Interior Painting
Rooms here are modest, so the painting goes quickly; the time goes into prep. That means filling years of anchor holes, re-taping cracked corners and sanding trim that has been painted over again and again.
from $3.25 / sq ft
Exterior Painting
Stucco on post-war houses is usually sound but covered in hairline cracks. Those are opened and filled with an elastomeric patch before painting, and wood fascia gets a bare-wood primer wherever the old coat has let go.
from $2.75 / sq ft
Drywall & Plastering
From a doorknob hole to hanging and finishing a whole addition – hung, taped, three-coat finished, textured to match, and left ready for paint.
from $275
Flat Roof Coating
Seamless elastomeric coatings that stop leaks at the seams, cut the heat coming through your ceiling, and add years to the roof you already have – for a fraction of a tear-off.
from $4.25 / sq ft
Bathroom Remodel
Bathrooms from the 1950s to the 70s often keep their original tub, tile and shower valve. With the wall open, a new pressure-balancing valve adds scald protection, and the fan is ducted to the outside rather than into the attic.
from $15,000
Kitchen Remodel
Full kitchen remodels under one contract – demolition, plumbing, electrical, cabinetry, countertops, backsplash and appliances – with cabinets ordered before demo so the room is never sitting gutted.
from $32,000
Flooring
Luxury vinyl plank is the practical choice for a rental or a busy house. In a mobile home, the subfloor is checked for soft spots around the bathroom and water heater before anything new goes down over it.
from $5.75 / sq ft
Fencing
Narrow lots put fences close to the house and usually on a shared line. A replacement along a property line is agreed with the neighbor before demolition, and new posts are set in fresh concrete clear of the old footings.
from $45 / linear ft

FAQ
Working with us in Lomita
If yours is not here, call us. We would rather answer it before you book than after.
From the City of Lomita. The city took over plan check, permitting and inspections from the Los Angeles County Building and Safety Division, and projects that were open with the county moved to the city. Because the process changed recently, we confirm the current submittal steps with the city before quoting.
