What building in Dana Point actually involves

Dana Point holds three different generations of coastal housing inside one small city. Capistrano Beach broke ground in 1925, and from 1929 took on the Spanish look it is known for – plaster walls and red tile roofs. The Lantern Village streets, named after the colored lanterns of trading ships, were laid out in the same decade and now mix original cottages with complete rebuilds. The gated communities on the bluffs, Niguel Shores and Monarch Beach among them, came later and answer to their own associations.

The common thread is the water. Much of the city sits on headlands and bluffs above it, and on those lots the small metal parts of a house – railing bases, gutter hangers, deck flashing, exposed nail heads – corrode long before the paint around them fails. Those details decide how long a new coat lasts, so they are what we inspect first.

Bluff-top houses also tend to have balconies and decks built over living space. When one of those leaks, the evidence appears in the ceiling of the room below rather than on the deck itself, and recoating a deck that is already wet underneath only traps the problem. We check before we price it.

Dana Point has a certified Local Coastal Program, so the city handles coastal development permits in its certified areas, while the Coastal Commission keeps direct jurisdiction over some others. Interior work rarely involves either; exterior changes near the bluffs can, and we confirm which applies to the address before the estimate.

FAQ

Working with us in Dana Point

If yours is not here, call us. We would rather answer it before you book than after.

  • Building permits come from the City of Dana Point's Building & Safety Division, which takes applications and plans online. A kitchen or bathroom that involves new wiring, moved plumbing or a changed wall will need one. If the project also changes the outside of a house in the Coastal Zone, a coastal development permit may be required as well – from the city in its certified areas, from the Coastal Commission where it has kept jurisdiction. We check both before quoting.
