What building in Hermosa Beach actually involves

Hermosa Beach was laid out in the early 1900s, but most of its houses went up in the decades after the war – the median home here dates from the late 1960s. A handful of the original beach bungalows and cottages still stand between the taller houses that replaced their neighbors. Mixed in with them are duplexes and small apartment buildings, so a good share of the work here is for an owner with a tenant or two rather than for a single-family house.

Local rules touch a lot of projects. Hermosa keeps its own historic resources program, and much of the city lies inside the Coastal Zone. Neither gets in the way of a repaint or a bathroom, but both come into play once the work changes a building's size or its original street-facing features.

Near the Strand, salt and sand are constant. They pit hardware, chalk the paint on ocean-facing walls and find their way into anything left open, which changes how a floor is finished and how exterior metal is prepared.

A large share of Hermosa lies in the Coastal Zone, which runs inland from the beach to roughly Ardmore Avenue, with some parcels outside that line either way. We confirm whether an address falls inside it before quoting anything beyond cosmetic work.

FAQ

Working with us in Hermosa Beach

If yours is not here, call us. We would rather answer it before you book than after.

  • It depends on the address and on the work. A large part of the city is in the Coastal Zone, and a coastal development permit can be required on top of the building permit when a project changes a building's size or height. Repainting, flooring and interior remodels are typically unaffected. Hermosa has no certified Local Coastal Program, so a coastal development permit is issued by the California Coastal Commission rather than by the city – the city reviews the project first, and that adds time. We check both before quoting.
