Painting, drywall and remodeling in Torrance
Kitchens, bathrooms and flooring for Torrance's post-war tracts, Old Torrance homes and Riviera hillsides.
What building in Torrance actually involves
Torrance holds three kinds of housing inside one city limit. Old Torrance, the original Olmsted Tract, has homes from roughly 1912 to 1945; much of the rest of the city filled in with tract houses in the 1950s and 60s; and toward the coast, the Hollywood Riviera climbs a hillside where houses step down the slope and look out over the bay.
Each of those asks for a different job. A Walteria or Southwood tract house usually wants a kitchen and bathroom that match the way people cook and live now, and floors that run room to room without a threshold at every doorway. An Old Torrance home needs its trim, plaster and windows treated as period features rather than stripped out.
Distance from the water matters as well. The Riviera and Seaside Ranchos sit under the marine layer and the onshore breeze, while the inland tracts are further from both – so one exterior paint specification does not suit the whole city.
Homes in the Hillside and Local Coastal Overlay, which reaches across the Hollywood Riviera, Seaside Ranchos, Hillside and parts of West Torrance, go through extra planning review when a project changes the building's size or height. We check the address against the overlay map before quoting anything structural.

Everything we do in Torrance
Eight services under one contract, so a job that touches three of them still runs on one schedule.
Interior Painting
In Old Torrance, plaster walls are patched with plaster-compatible materials and old trim is prepped lead-safe. In the tracts, the existing drywall texture is matched at every repair so patches vanish under the finish coat.
from $3.25 / sq ft
Exterior Painting
Riviera and Seaside homes facing the bay get coatings chosen for marine moisture and a closer look at caulk joints. Downhill elevations on Riviera slopes often need scaffolding, and that is quoted as its own line.
from $2.75 / sq ft
Drywall & Plastering
From a doorknob hole to hanging and finishing a whole addition – hung, taped, three-coat finished, textured to match, and left ready for paint.
from $275
Flat Roof Coating
Seamless elastomeric coatings that stop leaks at the seams, cut the heat coming through your ceiling, and add years to the roof you already have – for a fraction of a tear-off.
from $4.25 / sq ft
Bathroom Remodel
Post-war hall bathrooms are small, so layout is the real constraint. A tub-to-shower conversion, a wall-hung vanity or a pocket door gains more usable space than new tile alone, and every shower is membrane-waterproofed and flood-tested.
from $15,000
Kitchen Remodel
The original electrical panel in a 1950s tract house often has no room for the dedicated circuits a current kitchen needs. We look at it during the walkthrough, so any panel upgrade is priced up front rather than discovered at rough-in.
from $32,000
Flooring
Where a single-storey house sits on a slab, the slab is moisture tested and ground flat where old tile or carpet tack strip came out. That lets one floor run through the whole house without ridges or reducer strips.
from $5.75 / sq ft
Fencing
New wood and vinyl fencing, repairs to leaning and rotted sections, and staining or painting that actually survives an LA summer.
from $45 / linear ft

FAQ
Working with us in Torrance
If yours is not here, call us. We would rather answer it before you book than after.
Torrance runs its own Building and Safety Division, so permits come from the city rather than from LADBS or the county. Applications and plans go in through the city's online portal. A kitchen or bathroom with new circuits or relocated plumbing needs permits and inspections, and we prepare the submittal and book the inspections as part of the job.
