Photos on their own prove very little. Every project below carries what it involved, how long it took and what the client paid — because that combination is the only thing that tells you whether a contractor is a fit.

Post-war ranch, repainted top to bottom
Popcorn ceilings scraped and skimmed flat, then the entire interior repainted in a warm off-white with sprayed enamel trim.
- — The ceilings tested negative for asbestos, so we scraped and skimmed all 2,400 square feet flat before any colour went up.
- — Trim and doors were sprayed rather than brushed, which is the difference visible in the photos — no brush marks anywhere along the casings.

Kitchen & Bathroom Remodeling
1950s hall bath, same footprint, entirely rebuilt
Original 1953 tile out, waterproofing membrane and flood test in, large-format porcelain and a floating vanity back.
- — Nothing moved, which kept the plumbing cost down and the whole project under twenty-two thousand.
- — The subfloor under the old shower pan had rotted through — found on day one, repaired, photographed and priced before we carried on.

Flat Roof Coating
Leaking rear addition sealed for a fifth of a tear-off
Two saturated insulation sections replaced, every seam fabric-reinforced, then a full elastomeric coating with a 10-year warranty.
- — The homeowner had been quoted $26,000 for a tear-off. The deck was sound — only the insulation at two low points was wet.
- — Water had been standing at the rear parapet, so the low spot was re-sloped to the drain before a drop of coating went on. Sealing over a puddle only buys a couple of years.

Flooring Installation
Original 1940s oak found under the carpet
Carpet pulled to reveal old-growth white oak in good condition. Sanded, stained natural and finished in matte polyurethane.
- — New engineered hardwood over the same area would have been about $12,600 and a worse floor. Refinishing cost roughly half.
- — We always pull a corner of carpet before quoting flooring in pre-1950 Culver City homes for exactly this reason.

Drywall & Plastering
Craftsman plaster repaired as plaster
Loose plaster keys re-anchored to the original lath, cracks bridged, walls skimmed, and the box beams stripped and refinished.
- — A previous contractor had filled these cracks with joint compound. All of it had popped back out within two years.
- — Re-keying plaster to lath is slow work, but it is the only repair on a Craftsman wall that stays put.

Fence Repair & Installation
220 feet of cedar, set to last twenty years
Old leaning pine fence removed, posts reset 30 inches deep in crowned concrete over gravel, cedar pickets and braced gates.
- — The failed fence had posts set 14 inches deep straight into dirt. Every one of them had rotted at grade.
- — Both gates were built with diagonal bracing and adjustable hardware so they can be trued up rather than replaced when the ground moves.

Non-structural wall removed, full custom cabinetry to the ceiling, waterfall quartz island and all new electrical.
- — Cabinetry was ordered before demolition day, so the kitchen was never sitting gutted waiting on a delivery.
- — Permits covered the electrical and the wall removal. Both inspections passed first time.

Both units repainted, forty-plus wall repairs made invisible, and worn carpet replaced with waterproof luxury vinyl throughout.
- — The owner had a tenant moving in on a fixed date. We ran both units in parallel with two crews to hit it.
- — Luxury vinyl rather than carpet because it survives turnovers — the same floor will still be serviceable in three tenancies.
