Painting, drywall and remodeling in Long Beach
Painting, flat roof coating and remodels for Long Beach Craftsman bungalows and Spanish Revival homes.
What building in Long Beach actually involves
Long Beach has some of the oldest intact neighborhoods in the region, and a string of city historic districts to protect them. Rose Park is mostly Craftsman bungalows built between 1910 and 1922; California Heights, the largest district, is mostly Spanish Colonial Revival from the late 1920s; Belmont Heights mixes Craftsman bungalows with the odd Victorian from before it joined the city in 1909.
In a historic district, exterior changes need a Certificate of Appropriateness from the city – repainting, re-roofing and changes to windows or doors included. Paint goes through a historic review to confirm the colors suit the house, and the city charges no fee for that review. We build the review into the schedule so the crew arrives with approved colors, not a sample board.
The Spanish Revival houses bring their own maintenance: many have flat roof sections hidden behind stucco parapets, where water sits and parapet caps crack. Down by the water, in Belmont Shore and around the Naples canals, salt air takes over as the main enemy of paint and metal.
Almost everything in the older districts was built long before 1978, so lead-based paint is assumed in the older layers until tested. As an EPA Lead-Safe (RRP) certified firm we contain, work wet and clean with HEPA equipment on every house of that age.
All services
Everything we do in Long Beach
Eight services under one contract, so a job that touches three of them still runs on one schedule.
Interior Painting
Craftsman interiors often keep original lath-and-plaster walls and stained or painted woodwork. Plaster is repaired with compatible materials, and old trim paint is treated as lead-containing until a test says otherwise.
from $3.25 / sq ft
Exterior Painting
In the historic districts, colors go through the city's historic review first, and schemes are chosen to suit the Craftsman or Spanish Revival style of the house. Original wood siding and trim are scraped and primed lead-safe, never power-blasted bare.
from $2.75 / sq ft
Drywall & Plastering
Much of the older housing has plaster, not drywall. Where a wall is patched, we match the plaster's thickness and texture so the repair does not show as a flat panel on an otherwise hand-finished wall.
from $275
Flat Roof Coating
Flat roofs behind parapets on 1920s Spanish Revival homes. Scuppers, parapet caps and the joint where roof meets wall are repaired before a reflective coating goes over the field, and in a historic district the work is cleared through the Certificate of Appropriateness process first.
from $4.25 / sq ft
Bathroom Remodel
Original 1920s bathrooms often have tile set in a thick mortar bed and old galvanized or cast iron drain lines. We price what is behind the tile as an option rather than discovering it halfway through, and keep period details where the owner wants them.
from $15,000
Kitchen Remodel
Full kitchen remodels under one contract – demolition, plumbing, electrical, cabinetry, countertops, backsplash and appliances – with cabinets ordered before demo so the room is never sitting gutted.
from $32,000
Flooring
Laminate, luxury vinyl plank, engineered and solid hardwood, tile and stone – installed over a subfloor we actually prepared, so nothing bounces, gaps or lifts.
from $5.75 / sq ft
Fencing
New wood and vinyl fencing, repairs to leaning and rotted sections, and staining or painting that actually survives an LA summer.
from $45 / linear ft

FAQ
Working with us in Long Beach
If yours is not here, call us. We would rather answer it before you book than after.
Yes. Painting a house or accessory building in a historic district needs historic review, which checks that the colors are compatible with the style of the house. The city charges no fee for that paint review. We help put the application together and schedule the job once the colors are approved.
