Exterior paint in Los Angeles fails for different reasons than it does anywhere else. It is not rain and frost that wear it out, it is ultraviolet light, day-to-night heat swings and, near the coast, a marine layer that keeps walls damp until noon. South and west elevations chalk and fade years before the shaded side of the same house, and hairline cracks in stucco let water in behind a film that still looks fine from the street.
So most of an exterior job happens before the color goes on. Every wall is washed and left to dry, loose and peeling paint is scraped back to a sound edge, stucco cracks are opened up and filled with a flexible patch, and gaps at windows, trim and penetrations are caulked. Repairs and bare wood get primer. Only then do two full coats go on, sprayed and back-rolled on stucco, brushed and rolled on trim and doors.
We match the product to the surface rather than using one paint for the whole house. Sound stucco gets a premium acrylic; cracked or porous stucco gets an elastomeric coating that bridges hairline movement; wood siding and trim get an exterior enamel that stays flexible in the heat. On homes built before 1978 we work lead-safe under EPA RRP rules, and where an HOA sets the palette we paint from the approved sheet and supply the submittal paperwork.

Walkthrough and quote
We walk every elevation, check the stucco and wood for cracks, rot and failing paint, and measure the wall area. You get a written fixed price and a color plan, including anything your HOA needs to approve.
Wash, repair and protect
Walls washed and dried, loose paint scraped, stucco cracks filled, joints caulked and repairs primed. Windows, doors, lights, plants and hardscape are covered before any paint is opened.
Paint
Two full coats, sprayed and back-rolled on stucco, brushed and rolled on trim and doors. We work one side of the house at a time and follow the shade so paint never goes on a wall that is baking in direct sun.
Walkthrough and touch-up
We walk the whole house with you, mark anything you want looked at and fix it before the crew packs up. Leftover paint is labeled by color and area and left with you.
