What building in Thousand Oaks actually involves

Thousand Oaks incorporated in 1964, after the Janss Corporation had planned it as a total community and the valley filled with new tracts. Building carried on in waves: North Ranch was annexed in 1973, Dos Vientos was approved in 1988, and much of Lang Ranch went up between the 1980s and 2000s. The result is a city of planned neighborhoods whose houses now reach their first or second round of renovation at different times.

Two local rules shape outdoor work here more than anywhere else we serve. The first is the oak: protection starts once a trunk reaches two inches across, and work inside a protected zone that reaches past the canopy needs an Oak/Landmark Tree Permit, fencing included. The second is fire: parts of the city lie in a Very High Fire Hazard Severity Zone, and the 2018 Woolsey Fire, which destroyed homes across Ventura and Los Angeles counties, is recent memory here.

The valley sits around 900 feet above sea level, well inland from the coast, with hot, dry summers. South and west walls take a harder beating from sun than they would on the coast, and exterior products are chosen for heat and UV rather than salt.

Before quoting outdoor work we check two things for the address: whether any oak's protected zone reaches the work area, and where the lot sits on the state fire hazard map. Either one can change the design, the materials or the paperwork.

FAQ

Working with us in Thousand Oaks

If yours is not here, call us. We would rather answer it before you book than after.

  • Only with the right permit. The city protects any oak from two inches across, and work inside a tree's protected zone, which reaches past the canopy, needs an Oak/Landmark Tree Permit – fence posts included. We measure the tree before routing the fence and, where possible, keep posts outside the zone altogether.
