Painting, drywall and remodeling in Fountain Valley
Flooring, bathrooms and painting for Fountain Valley's 1960s and 70s homes built on former wetland.
What building in Fountain Valley actually involves
Fountain Valley was farmland until the 1960s, and before the farms it was wet ground. Early residents called the area Gospel Swamp, and the city's name refers to its high water table and artesian wells. Once tract building started it moved fast: the city's housing element puts about four in five homes before 1980, nearly all of them from the 1960s and 70s.
That ground still shapes the houses. The city notes that much of Fountain Valley is susceptible to liquefaction because its soils hold groundwater, and geotechnical studies here find organic and peat layers that can settle over time. Indoors that means concrete slabs that can hold moisture and cracks worth watching, so we test a slab before a floor goes down and say plainly when a crack looks like movement rather than old paint.
It is also a city of long-term owners. About two in three homes are owner-occupied, well above the county rate, and the median age has climbed from 42.6 in 2010 to about 45 – so remodels here lean toward durability and easier day-to-day living more than toward a quick resale.
Some tracts, including Green Valley and Greenbrook, have associations that maintain greenbelts and set exterior rules; most other single-family streets have none. We ask at the walkthrough and follow any approved color list, with the reference noted on the estimate.
All services
Everything we do in Fountain Valley
Eight services under one contract, so a job that touches three of them still runs on one schedule.
Interior Painting
Houses from the 1960s and 70s often keep their original wall texture and acoustic ceilings. Any acoustic ceiling is sampled for asbestos before it is scraped, and cracks at door corners are checked for ongoing movement before they are filled and painted.
from $3.25 / sq ft
Exterior Painting
Where a tract belongs to an association, colors come from its approved list. Stucco is washed, cracks filled and wood trim primed on bare spots, with sprinkler overspray lines on the lower wall cleaned off so the new coat bonds.
from $2.75 / sq ft
Drywall & Plastering
Cracks that return after patching can point to settlement. Stable cracks are taped with mesh and filled; a crack that has reopened more than once, or a door that has started to rub its frame, gets a recommendation for an engineer's opinion before we finish over it.
from $275
Flat Roof Coating
Seamless elastomeric coatings that stop leaks at the seams, cut the heat coming through your ceiling, and add years to the roof you already have – for a fraction of a tear-off.
from $4.25 / sq ft
Bathroom Remodel
For owners planning to stay, a tub often gives way to a shower with an easy step-in, the walls get backing for future grab bars and the tile is chosen for grip – all fitted into the original 1960s or 70s footprint without relocating the plumbing.
from $15,000
Kitchen Remodel
Full kitchen remodels under one contract – demolition, plumbing, electrical, cabinetry, countertops, backsplash and appliances – with cabinets ordered before demo so the room is never sitting gutted.
from $32,000
Flooring
Every slab is moisture-tested before installation, and a vapor barrier or moisture-tolerant product is specified where readings call for it. Hairline slab cracks are filled and flattened first so they do not telegraph through the new floor.
from $5.75 / sq ft
Fencing
New wood and vinyl fencing, repairs to leaning and rotted sections, and staining or painting that actually survives an LA summer.
from $45 / linear ft

FAQ
Working with us in Fountain Valley
If yours is not here, call us. We would rather answer it before you book than after.
Permits come from the City of Fountain Valley's Building & Safety Division. Anything that alters structure, wiring, plumbing or heating and cooling needs one, which covers most kitchen and bathroom remodels; purely cosmetic work such as painting or a floating floor generally does not. We submit through the city's online permit portal and schedule the inspections.
