What building in Tustin actually involves
Tustin splits cleanly in two. Old Town is pre-war and 1940s housing on plaster with mature trees over it — shade, damp on the north side, and paint that fails early where the canopy never lets a wall dry out. The Legacy side, built on the former air base land, is new construction with drywall, thin builder paint and warranties still running.
On the older side we treat the damp first: cut back the growth that touches the wall, let it dry, then prime for the substrate. On the newer side we usually recommend leaving anything still under builder warranty alone and spending the money on what the builder finished thinnest, which is almost always the interior paint.
Newer Tustin tracts sit under association rules for exterior colour, the same as Irvine. Old Town has no such palette, but its houses predate 1978, so disturbing old coatings there falls under the federal renovation rules for lead and is worked accordingly.
