What building in Huntington Beach actually involves
Huntington Beach is mostly 1960s and 70s tract housing, and the wind off the water is what dates it. West-facing elevations here weather two to three times faster than the same wall on the sheltered side of the same house – chalked paint, opened caulk lines at the trim, and fence boards that gray out while the rest of the yard still looks new.
We quote those elevations differently rather than pricing the house as one uniform surface. That usually means a heavier coat on the weather side, replacing the caulk rather than painting over it, and, on fencing, hardware that will not stain the boards within a year.
Huntington Harbour homes sit directly on the water and behave like Newport for material choice. The inland tracts off Beach Boulevard are ordinary stucco and drywall and price accordingly – we do not charge coastal rates for a house three miles from the sand.
