Painting, drywall and remodeling in San Pedro
Painting and remodels for San Pedro's Craftsman homes, mid-century streets and hillside houses.
What building in San Pedro actually involves
San Pedro is the City of Los Angeles at its southern tip – a harbor town on the slopes of the Palos Verdes hills with its own mix of houses. The blocks near downtown and Vinegar Hill keep Victorian and Craftsman homes from the late 1800s and early 1900s; Holy Trinity and the flatter inland streets are largely mid-century; and South Shores and the Palisades rise toward the ocean with view homes on sloping lots.
The coastline here moves. The Point Fermin slide that became known as Sunken City began in 1929, and in 2011 a section of Paseo del Mar near White Point slid toward the ocean after weeks of rain. That is why, on bluff-top and hillside streets, we look at drainage, gutters and cracking before quoting exterior work, not only at the paint.
Wind and salt from the harbor and the open ocean reach much of the town, and parts of San Pedro are mapped as Very High Fire Hazard Severity Zone. Exterior materials here are chosen with both in mind.
Permits come from LADBS, as for any City of Los Angeles address. Houses in the Vinegar Hill HPOZ need historic review for exterior changes, and parts of the coast are in the Coastal Zone, some of it in a dual-permit area near the port, so we look up the parcel before quoting.
All services
Everything we do in San Pedro
Eight services under one contract, so a job that touches three of them still runs on one schedule.
Interior Painting
Older homes here have plaster walls, picture rails and original wood trim. Plaster is repaired rather than covered over, and stained woodwork that has never been painted stays unpainted unless you ask otherwise.
from $3.25 / sq ft
Exterior Painting
Wood siding and trim on Craftsman and Victorian houses get lead-safe scraping and primer on every bare spot. On bluff-top houses, stucco cracks are checked for movement before filling, since a crack that is still moving reopens through new paint.
from $2.75 / sq ft
Drywall & Plastering
Hillside houses that have settled show it as diagonal cracks at door and window corners. Once we confirm the movement has stopped, those are repaired with flexible tape and compound; if it is ongoing, an engineer looks at it first.
from $275
Flat Roof Coating
Seamless elastomeric coatings that stop leaks at the seams, cut the heat coming through your ceiling, and add years to the roof you already have – for a fraction of a tear-off.
from $4.25 / sq ft
Bathroom Remodel
Full bathroom remodels under one contract – demolition, plumbing, electrical, waterproofing, tile, vanity and glass – with a flood-tested shower and a schedule you can plan around.
from $15,000
Kitchen Remodel
Mid-century kitchens in Holy Trinity and the inland streets are usually small and closed off. Enlarging one tends to mean reworking a wall and adding circuits, and in a pre-war house the old wiring is assessed before new cabinets cover it.
from $32,000
Flooring
Laminate, luxury vinyl plank, engineered and solid hardwood, tile and stone – installed over a subfloor we actually prepared, so nothing bounces, gaps or lifts.
from $5.75 / sq ft
Fencing
In the fire zone, a wood fence attached to the house can lead fire to the walls, so the last few feet at the house can be switched to metal or masonry. On slopes, posts go deeper and the fence steps with the grade.
from $45 / linear ft

FAQ
Working with us in San Pedro
If yours is not here, call us. We would rather answer it before you book than after.
San Pedro is part of the City of Los Angeles, so building permits come from LADBS rather than a separate city. Addresses near the coast may also need a coastal development permit through LA City Planning, and some are in a dual-permit area where the California Coastal Commission reviews as well. We check the parcel record before quoting.
