What building in Rolling Hills Estates actually involves
Rolling Hills Estates incorporated in 1957 on the north side of the peninsula, facing Torrance, and it still reads as horse country. Bridle paths thread through the neighborhoods, and many lots sit inside the city's Horse Overlay zone, which keeps horsekeeping a permitted use on top of the base zoning. The oldest tracts go back to the late 1940s and 1950s, in areas such as Dapplegray Lanes and Montecillo.
Fencing is where the city differs most from its neighbors. Along the trails the look is the three-rail fence, and the rules follow the zoning: how tall a front-yard fence may be, and in what style, depends on whether the lot sits inside the Horse Overlay. We check which zone a lot is in before drawing a fence line, not after the posts are in.
The city is made up of many small neighborhood areas, most with their own character, architectural style and homeowners' association. In practice that means exterior colors and fence styles often need association sign-off on top of city rules, and we ask for that paperwork at the first walkthrough.
Horse properties carry buildings most homes do not – barns, tack rooms, run-in sheds. We paint and repair those like any other wood structure, but a new or larger animal-keeping building is a planning question, so the city is consulted before it is priced.
All services
Everything we do in Rolling Hills Estates
Eight services under one contract, so a job that touches three of them still runs on one schedule.
Interior Painting
Halls, entries and mudrooms on horse properties take daily wear from boots, dogs and tack. We use scrubbable finishes there and keep a labeled touch-up can of each color for the owner.
from $3.25 / sq ft
Exterior Painting
Houses with exposed wood trim, often alongside barns and tack rooms that deserve the same prep. Colors are checked against your association's rules before work starts, and outbuildings can be painted in the same visit.
from $2.75 / sq ft
Drywall & Plastering
From a doorknob hole to hanging and finishing a whole addition – hung, taped, three-coat finished, textured to match, and left ready for paint.
from $275
Flat Roof Coating
Seamless elastomeric coatings that stop leaks at the seams, cut the heat coming through your ceiling, and add years to the roof you already have – for a fraction of a tear-off.
from $4.25 / sq ft
Bathroom Remodel
Full bathroom remodels under one contract – demolition, plumbing, electrical, waterproofing, tile, vanity and glass – with a flood-tested shower and a schedule you can plan around.
from $15,000
Kitchen Remodel
Ranch kitchens from the 1950s were built for a different way of cooking and far fewer appliances. Opening one up, adding circuits and moving plumbing are permitted through the city, and the permit is part of our contract.
from $32,000
Flooring
On horse properties, the back door is where the barn comes in. We suggest hard-wearing porcelain or sealed stone at mudroom and side entries, with wood or vinyl further inside where boots and grit do not reach.
from $5.75 / sq ft
Fencing
Three-rail fencing is the local standard along trails and on horse lots, built to city standards where the Horse Overlay applies. Posts are set to stand up to horses leaning on them, and rails are primed on all sides before the topcoat so the ends do not rot first.
from $45 / linear ft

FAQ
Working with us in Rolling Hills Estates
If yours is not here, call us. We would rather answer it before you book than after.
It depends on the zoning of your lot. Inside the Horse Overlay zone the city allows a taller three-rail front fence built to its standards; outside the overlay, front-yard fencing is kept much lower. Your homeowners' association may add its own rules on style and color. We confirm both before designing the fence.
