What building in Encino actually involves
Encino is ranch-house country – sprawling single-storey homes on generous lots, most built between the late 1940s and the 1960s. They have wonderful bones and, almost universally, two dated features: popcorn ceilings and a kitchen laid out for a household that no longer exists.
Removing popcorn and skimming those ceilings flat is probably the single highest-impact thing you can do to an Encino ranch. The rooms are large and low, and dropping the visual noise off the ceiling makes them read taller and considerably more expensive.
The summers are the other factor. Encino runs far hotter than the Westside, and the long, low south and west elevations of a ranch house take the full afternoon sun on stucco, wood fascia and the board-and-batten many of these houses carry across the front.
Popcorn ceilings installed before 1980 may contain asbestos. On any Encino home of that era we recommend testing before removal, and if it comes back positive we refer the abatement rather than scraping it ourselves.

It depends on when it was sprayed, which is why we test rather than guess. Acoustic ceilings applied before the 1980s commonly contained asbestos, and many Encino ranch houses were built or remodelled in exactly that period. A sample goes to an accredited lab; if it comes back positive, a licensed abatement company removes the ceiling and we do the skim coat and paint afterwards.
