What building in Encino actually involves

Encino is ranch-house country — sprawling single-storey homes on generous lots, most built between the late 1940s and the 1960s. They have wonderful bones and, almost universally, two dated features: popcorn ceilings and a kitchen laid out for a household that no longer exists.

Removing popcorn and skimming those ceilings flat is probably the single highest-impact thing you can do to an Encino ranch. The rooms are large and low, and dropping the visual noise off the ceiling makes them read taller and considerably more expensive.

Popcorn ceilings installed before 1980 may contain asbestos. On any Encino home of that era we recommend testing before removal, and if it comes back positive we refer the abatement rather than scraping it ourselves.

Yes, where the work needs them. Cosmetic painting, flooring and like-for-like fence replacement generally do not. Moving plumbing or electrical, structural changes and taller fences usually do. We pull the permit, schedule the inspections and hand you the signed-off paperwork at the end.
