Painting, drywall and remodeling in Palos Verdes Estates
Painting and remodels for Palos Verdes Estates homes, with Art Jury approval planned in from the start.
What building in Palos Verdes Estates actually involves
Palos Verdes Estates was laid out in the 1920s by Frederick Law Olmsted Jr. and Charles Cheney, and the deed restrictions recorded in 1923 still run with every lot. They are administered by the Palos Verdes Homes Association and its Art Jury, which reviews the exterior appearance of every house – not only new construction and remodels, but maintenance work such as repainting, re-roofing and replacing windows or doors.
For a homeowner that means an exterior job has two gates, not one. The Art Jury decides how the house may look; the City of Palos Verdes Estates decides how it is built. A repaint in a new color, a new gate or a different window profile all need the Art Jury's sign-off before work starts, and we schedule around that approval rather than hoping to slip it in afterwards.
The houses themselves span the city's whole history, from early Mediterranean homes around Malaga Cove to houses along the Lunada Bay bluffs. On the ocean side, fog and salt-laden air settle on the walls, so preparation and primer choice matter as much as the color the Art Jury approves.
The Art Jury looks at appearance; the city's Building & Safety department looks at construction. One approval never stands in for the other, so both go on our schedule before a start date is set.
All services
Everything we do in Palos Verdes Estates
Eight services under one contract, so a job that touches three of them still runs on one schedule.
Interior Painting
Older homes around Malaga Cove often have original plaster and layered trim paint. Cracks in plaster are cut out and filled rather than bridged with caulk, and paint layers from before 1978 are handled under lead-safe (RRP) practices.
from $3.25 / sq ft
Exterior Painting
Colors are submitted to the Art Jury before any work is scheduled, and the approved scheme is written on the estimate. On the ocean side, walls are washed of salt and chalk and primed to suit a surface that stays damp through the fog months.
from $2.75 / sq ft
Drywall & Plastering
From a doorknob hole to hanging and finishing a whole addition – hung, taped, three-coat finished, textured to match, and left ready for paint.
from $275
Flat Roof Coating
Seamless elastomeric coatings that stop leaks at the seams, cut the heat coming through your ceiling, and add years to the roof you already have – for a fraction of a tear-off.
from $4.25 / sq ft
Bathroom Remodel
Interior bathroom work needs only city permits, not Art Jury review – unless the job changes a window or anything else on the outside of the house. We flag that at the design stage so an exterior detail does not hold up the whole remodel.
from $15,000
Kitchen Remodel
A kitchen remodel here is permitted through the city's own Building & Safety department. If the plan includes a new exterior door, window or vent on a street-facing wall, that piece also goes to the Art Jury, and we sequence the work so the interior is not waiting on it.
from $32,000
Flooring
Laminate, luxury vinyl plank, engineered and solid hardwood, tile and stone – installed over a subfloor we actually prepared, so nothing bounces, gaps or lifts.
from $5.75 / sq ft
Fencing
Every new fence or gate is designed and submitted for Art Jury approval before it is built – height, material, style and finish included. Like-for-like repairs are confirmed with the association before we start, not assumed.
from $45 / linear ft

FAQ
Working with us in Palos Verdes Estates
If yours is not here, call us. We would rather answer it before you book than after.
Yes. The Palos Verdes Homes Association lists repainting among the maintenance work that needs Art Jury approval, and a change of color is exactly what it reviews. Some items are approved quickly at the association office, others go to an Art Jury meeting. We prepare the color and product details for your application and do not open a can of paint until the approval is in hand.
