Plaster fails as spider cracks and as keys breaking loose from the lath behind, and it has to be re-keyed and repaired in plaster — patching it with joint compound produces a repair that pops back out within a year.

The same applies to woodwork. Original Craftsman trim, built-ins and box beams are the reason these homes are worth what they are, and stripping and refinishing them is very different work from painting a modern baseboard. We treat that trim as something to preserve, not something to cover.

California law caps a residential contractor's down payment at $1,000 or 10% of the contract price, whichever is less. We do not ask for more than that, and neither should anyone else. Progress payments follow completed phases of work.

Yes, where the work needs them. Cosmetic painting, flooring and like-for-like fence replacement generally do not. Moving plumbing or electrical, structural changes and taller fences usually do. We pull the permit, schedule the inspections and hand you the signed-off paperwork at the end.
